Primary market sales slipped, but supply stayed tight
Here is the number that changes what you should do right now: Freddie Mac put the 30-year fixed rate at 7.32% as of October 22, 2026. Higher payments slow some buyers. But they have not cleared the field.
The Real Estate Data Aggregator counted 3,039 pending sales across the Primary market in the three months ending August 31, 2026. That means buyers are still writing contracts, even at these rates.
Sales dipped a little, down 2.4% from the same three months in 2025. That is a small step back, not a collapse. The bigger story is supply. The Real Estate Data Aggregator shows only 2,807 homes for sale, down 6% from a year before. Fewer choices mean well-priced homes still move.
Nationally, the National Association of Realtors reported existing-home sales at 3.99 million units in September 2026. Prices rose 1.3% year over year across the country. Our Primary market is moving in its own way, but the national picture shows buyers have not stepped away entirely.

What the rate picture means for this market
Freddie Mac put the 30-year fixed rate at 7.32% as of October 22, 2026. Realtor.com showed an average of 7.40% on the same date. Rates climbed above 7% for the first time since January 2025, according to Realtor.com, and rose nearly 40 basis points over four weeks.
Higher rates raise monthly payments. That does push some buyers to the side. But the Real Estate Data Aggregator still counted 3,039 pending sales in the Primary market. Demand has not disappeared. It has just become more price-sensitive.
Realtor.com reported that September pending home sales were down 11.3% year over year nationally. Our Primary market's pending sales were down 4.9% from a year before, per the Real Estate Data Aggregator. That is a smaller drop than the national figure.
