Primary market is not moving as one market

The number that matters most right now is months of supply. It tells you how much competition a seller faces, and how much patience a buyer can afford. In the Primary market, that number is not one number. It splits sharply by area.

The National Association of Realtors put the U.S. at 4.9 months of supply, the highest level in over ten years. But the Real Estate Data Aggregator counted some ZIP codes here well below that, and others closing in on it. The three months ending August 31, 2026 tell a divided story.

ZIP 80126 had 1.9 months of supply, according to the Real Estate Data Aggregator. That is a seller's market by any measure. ZIP codes 80108 and 80110 each sat at 3.9 months. That is a different conversation entirely.

The U.S. figure from the National Association of Realtors was 4.9 months. So even the slower parts of the Primary market are still below the national level. That is worth knowing.

What moves fast and what does not

Speed tells the same split story. The Real Estate Data Aggregator counted median days on market in ZIP 80121 at just 13 days. ZIP 80108 was at 42 days, and ZIP 80125 was at 43 days. Not every home sold fast.

Prices are mixed too

Some ZIP codes saw prices rise. Some saw them fall. The Real Estate Data Aggregator showed ZIP 80112 up 15.2% in median sale price year over year, to $719,900. ZIP 80121 was up 11.3%, to $801,000. Those are real gains.

On the other side, ZIP 80126 dropped 9.5%, to $737,000. ZIP 80016 fell 9%, to $710,000. ZIP 80124 was down 8.2%, to $812,500. Prices dipped in several areas, and that is honest.

The wider picture adds pressure

Freddie Mac put the average 30-year fixed mortgage rate at 7.40% as of October 8, 2026. The 15-year averaged 6.73%. CNBC reported rates had hit above 7.5% earlier in the month. That slows buyers down everywhere.

Nationally, the National Association of Realtors reported existing-home sales fell 2.0% month over month in August 2026. The Primary market sold 2,997 homes in the three months ending August 31, 2026, down 2.4% from the same period a year ago, per the Real Estate Data Aggregator.

What this means for you

If you are selling in a 1.9 or 2.2 month ZIP code, you have less competition. Price it right and buyers will move quickly. The Real Estate Data Aggregator showed 50% of homes in ZIP 80127 going under contract within two weeks of listing.

If you are selling in a 3.7 or 3.9 month ZIP code, buyers have more choices. That is not a reason to panic, but it is a reason to price carefully from the start.

If you are buying in the slower parts of this market, you have more room to take your time. That is a real advantage right now.
