Primary market inventory is down even as more homes came to market in some parts
Here is the number that changes what you should expect right now. The Real Estate Data Aggregator counted 2,807 homes for sale across the Primary market in the three months ending August 31, 2026. That is down 6% from the same months of 2025. Fewer choices for buyers. Less competition for sellers who prepare well.
Meanwhile, Realtor.com reported that U.S. active inventory was up 8.0% nationally for the week ending October 24, 2026. Our market moved the other way. That gap matters. What happens across the country does not always land the same way on your street.
New listings came in, but inventory still fell
The Real Estate Data Aggregator counted 3,599 new listings across the Primary market in the three months ending August 31, 2026. That was down just 0.6% from a year before. So sellers did list. But homes sold or went pending fast enough to keep the total count of available homes lower than last year.
Some ZIP codes added listings. Others pulled back.
Not every part of the market moved the same way. The Real Estate Data Aggregator shows homes for sale rose in some ZIP codes and fell sharply in others. Here is how inventory changed by ZIP in the three months ending August 31, 2026.
80110 in Englewood saw homes for sale jump 37%, according to the Real Estate Data Aggregator. So did 80120 in Littleton, up 30.7%. But 80127 in Littleton fell 25.9%, and 80124 in Lone Tree fell 27.7%. The overall market tightened even though a few pockets opened up.
Rates are adding pressure for buyers
Freddie Mac put the average 30-year fixed rate at 7.24% as of October 29, 2026. The 15-year rate averaged 6.60%. Realtor.com noted that rates climbed above 7% for the first time since January 2025. Fewer homes to choose from, plus higher borrowing costs, means buyers are working harder to find the right fit.
Well-prepared homes are still selling close to list
Even with inventory tight and rates high, homes that were priced and prepared well moved. The Real Estate Data Aggregator shows that in 80127 Littleton, half of all homes went under contract within two weeks of listing in the three months ending August 31, 2026. In 80120 and 80121 Littleton, 47.1% did the same. That is not every home. But it shows that the right preparation still earns results.
Not every ZIP moved that quickly. In 80125 Littleton, the Real Estate Data Aggregator counted just 16.6% of homes going under contract within two weeks. In 80104 Castle Rock, 23% did. Speed depends heavily on where you are and how a home is priced.
Prices moved in both directions
Some prices dipped a little. Others rose. The Real Estate Data Aggregator shows the median sale price in 80126 Littleton fell 9.5% to $737,000. In 80016 Aurora it fell 9% to $710,000. But in 80112 Englewood it rose 15.2% to $719,900, and in 80121 Littleton it rose 11.3% to $801,000. The direction of prices varies street by street, not just ZIP by ZIP.
